The inventory list: what stays when a home is sold?

The inventory list helps buyer and seller record which items stay, which go and which may be available for separate purchase. Review it before signing and check it again at the final inspection. A listing photograph is not an agreement about the contents.

Make every answer specific

The NVM buying guide (in Dutch) describes the inventory list as a way to avoid disagreement about items left behind or purchased separately. If anything is unclear, specify the item and the room it is in. This is more precise than a comment such as “the cupboard stays”.

Work through these points room by room:

  • Windows: curtains, rails, blinds and removable sunshades.
  • Lighting: pendant lights, separate fittings and any controls.
  • Kitchen and utility space: which appliances are included?
  • Storage: freestanding cupboards, shelves and items in the storage room.
  • Outdoor space: planters, loose furniture and accessories.

These are discussion points, not a legal classification of movable items and fixtures. Whether an item legally forms part of the property may need assessment. Resolve any doubt before signing.

“Available for separate purchase” is not a completed agreement

If both parties want an item to change hands, record exactly what is included, the price, and when payment and handover take place. Note its known condition and accessories. Keep a separate list of outstanding points so a proposal is not mistaken for an agreement.

For example, the seller offers a freestanding bookcase, but the buyer wants only the lower section. A photograph and precise description can prevent a disagreement on moving day. Keep the final agreement with the other purchase documents.

Check the latest version

Date each revised list and make sure both parties have the same version. A change in a separate message is easy to miss. Take the final list to the final inspection.

Frequently asked questions

Does “available for separate purchase” mean it stays for free?

No. It means the terms still need to be discussed. Record any agreement explicitly.

Is everything in the listing photographs included?

Do not assume so. Compare the photographs with the list and written agreements, and ask about anything unclear.

What if an item is missing at the inspection?

Record the discrepancy and discuss it immediately with the agents and, where needed, the civil-law notary. Agree a specific solution before completion.
