Energy labels when selling: what should you arrange?

Before selling, check that your home has a valid registered energy label. This avoids having the property presentation ready while essential information is missing. The label relates to the property; energy bills also reflect how the occupants use it.

Start with the registration

According to RVO (in Dutch), the label registered in EP-online is authoritative. The buyer receives a copy on sale. Commercial advertisements must state the label class and energy performance indicator. Since 29 May 2026, the label requirement on sale also applies to listed buildings. Check whether a statutory exception applies in a particular situation.

Do not rely on a letter in an old brochure. Obtain the full document and check its address, registration date and validity. Ask an energy adviser whether a new assessment is needed or worthwhile, for example after energy improvements.

Gather evidence of improvements

Prepare a folder for the assessment with information you still have: insulation invoices, photographs of works and heating or ventilation documentation. RVO explains that missing information can require an adviser to use conservative assumptions. Evidence helps describe the property accurately.

For an apartment, ask the owners’ association which records of shared works are available. Note which parts of the building each document concerns. Roof insulation above another part of the building does not automatically tell you about your apartment.

A label does not predict your bill

The calculated energy performance is different from actual consumption. Appliances, habits and the number of occupants affect bills. Present the label alongside available consumption records rather than promising a fixed monthly cost.

Does a listed building need an energy label when sold?

Yes. RVO states that this requirement applies from 29 May 2026. Check the current rules for the particular building.

Can I change the label myself after adding insulation?

No. Discuss a new assessment with an energy adviser. Your own estimate does not replace the registered label.

Does a better label guarantee a particular increase in value?

No fixed premium can be assumed for an individual home. Also compare location, condition, layout and relevant sales evidence. The label is one part of the picture.
